Located on a quiet street off Leith Walk, near Waverley Train Station, the Edinburgh Playhouse, and St. James Shopping Centre. Only 20-minute walk to Edinburgh's vibrant Old Town, where you can enjoy all of the magic of the various festivals that take place during the summer, and it's only a 20-minute walk to Edinburgh's New Town, the city's top shopping district, with lots of nice boutiques, all of the big brands and shops, and plenty of cafes, restaurants, and pubs.

Booked 4 nights whilst exploring the Fringe, Tattoo & the sights. Accommodation 20 mins brisk walk to city or very convenient trams close by. Very helpful staff on Reception. Room basic but very clean - very hot but we borrowed a fan. Would definitely book if we visited again & would highly recommend
